Emory University expected to lure residents to upscale development
ATLANTA, MARCH 15, 2006 – Glenfield Capital, a private equity investment firm focused on real estate, has provided
equity for the acquisition and development of Oakgrove Preserve, a $12 million, upscale residential development in
DeKalb County, Ga. Located on Briarcliff Road near Emory University, the project will comprise 15 acres and will
accommodate 29 homes starting at $1 million. Completion and sell-out are expected by mid-2007.
“A large part of the appeal of this development is its proximity to Emory University and the Emory University Medical
Center,” said James P. Cate, founder and managing principal of Glenfield Capital. “We’ve seen a significant amount of
growth and development in this particular area of Atlanta over the past five years, and found an underserved market
for newer, upscale housing, as there is a limited supply of available land.
“Oakgrove Preserve provides a pool and clubhouse community with walking trails, which is unique to the surrounding
areas,” Cate added. “And, Oakgrove Elementary is one of the highest regarded and sought after schools and is less
than one mile away.” Furthermore, according to a recent report by the Atlanta Journal/Constitution, new home prices
in central DeKalb County increased the most in 2006.
Emory University is one of the four largest private employers in the metro-Atlanta area and is the largest employer
in DeKalb County. Additionally, Emory’s undergraduate business program in its Goizueta Business School was ranked
fifth nationally by BusinessWeek in 2006.

ATLANTA, April 16, 2006 – Glenfield Capital, a private equity investment firm, focused on real estate, in partnership with The Settings
Development Companies, closed on The Settings of Mackay Pointe. Glenfield Capital provided both pre-development equity and development
equity for use in The Settings of Mackay Pointe, a multi-phase, $70 million, single-family home project in Jasper County, S.C.
Strategically located between Hilton Head and Charleston, S.C., on the banks of the Pocotaligo River, the property is distinguished
by its coverage of moss-laden oaks. The Mackay Pointe Plantation, a private hunting club, is neighbor to the 327-acre development.
Glenfield Capital’s development partner acquired the property and commenced on the first of three development phases that will yield 446
single family home lots in a planned community that features the beauty of South Carolina’s low country and active lifestyle amenities
including walking trails, picnic areas, a pool, tennis courts, a community center, docks, a clubhouse facility, and a state-of-the-art
fitness center. Homesites will range from $90,000 to more than $600,000.

Appointment reflects growing client base and progression in company’s long-range corporate strategy
ATLANTA, JULY 12, 2006 – Glenfield Capital, (www.glenfieldcapital.com) a private equity investment firm focused on real estate,
has appointed Deena K. Snipes as asset manager. Snipes, who has extensive experience managing real estate and legal affairs,
will coordinate legal, due diligence, and capital exchanges with investors. Additionally, she will review all legal issues
and will work closely with Glenfield Capital counsel.
According to James P. Cate, founder and managing principal of Glenfield Capital, Snipes’ appointment was both a logical progression
in the company’s growth and part of his strategic vision for the company’s staff. “I view the position of asset manager as one
which will eventually grow into a Chief of Staff type of role,” said Cate. “Deena has the expertise, qualifications, and
attitude to fulfill the responsibility of such a role, and I see her joining our team as a progressive step in our long-term
corporate strategy.”
Prior to joining Glenfield Capital, Snipes was the executive director of legal and business affairs at Cypress Communications,
a managed telecommunications provider, where she managed all the legal affairs including the renegotiation of more than 500 real
estate agreements saving the company in excess of $8 million over the term of those agreements.
She is a former senior paralegal for Delta Air Lines and holds a bachelor’s degree in Business Administration from Presbyterian
College in Clinton, S.C.

Private equity investment firm anticipates successful development based on Florida’s healthy economic climate
ATLANTA, Nov. 7, 2006 – Glenfield Capital, a private equity investment firm focused on real estate, provided a mezzanine loan
for use in the development of the Cedar Grove subdivision in Panama City, Fla. The residential community includes a combination of townhomes and single-family houses located on a 181-acre parcel northwest of central Panama City. Prices for the townhomes and single-family homes will start at $160,000 and $210,000, respectively.
“The primary housing market around the Panama City area for homes in this price range has been extremely healthy over the
past year,” said James P. Cate, managing principal with Glenfield Capital. “Given the strength of the local economic climate,
we anticipate that the market for homes in our price range will continue at a very good pace.”
The development will feature 599 homes, and amenities will include a resort-style pool with waterfall and slide, a cabana,
and tennis courts. Multiple lakes and wetland areas will border the development creating a number of waterfront lots. The
lots are currently under contract to Pointe Enterprises and Seagraves Management, Inc.
With zoning and entitlements in place, Glenfield Capital’s development partner had already commenced the development process
relative to the initial phase of the project at the time the mezzanine loan was funded.

Development will feature premium amenities located in award-winning Brookwood School district
ATLANTA, March 7, 2007 – Glenfield Capital, a private equity investment firm focused on real estate, provided equity for use
in the development of the Nash Preserve subdivision in Gwinnett County, Ga. Vesmont, LLC is the development partner in this
joint venture. Homes are expected to sell in the $600,000 range, and initial delivery is slated for early-2008.
Located in the award-winning Brookwood School district, the 75-acre development will be an eco-friendly gated community that
will include conservation space, walking trails, tennis courts, a club house, and a swimming pool. A number of premium lots
will border the neighboring Yellow River.
“This area is very established and very stable – one in which we see a lot of families stay and put down roots in large part
because of the Brookwood School district,” said James P. Cate, managing principal of Glenfield Capital, adding that the area
has long been underserved for a development with homes in this price range. “With walking trails, more than 30 acres of
greenspace and Yellow River frontage, Nash Preserve homeowners will be getting the very best the area has to offer.”
At the time Glenfield Capital funded the equity, the property was already zoned, engineered and entitled for the intended
development.
