James P. Cate is the Managing Principal and Founder of Glenfield Capital. He first began privately investing in 1998 while working as an investment broker. Since that time, James has invested in real estate valued in excess of $348 million.
Prior to founding Glenfield Capital, James was the managing principal for the Southeastern Region of New
York based Newmark Capital Group. During his career as a broker, James managed large scale investment and
financing transactions for many clients including Fortune 500 companies and large institutional owners.
In addition to his ability to cultivate relationships with investors seeking his guidance, James' experience
has enabled him to develop a proven track record in structuring, negotiating, and completing large and
complex transactions. Specific clients have included Manulife Insurance, SwissRe, Platinum Equity Holdings
and GMAC Insurance.
James’ career has been marked by many accolades and significant achievements. Some of these include becoming
the youngest vice president while at Advantis (Bryant & Associates at the time), being the #1 producer in
the Atlanta office of Marcus & Millichap and becoming the top producer in the Southeastern region for Julien
J. Studley Inc. Additionally, James was a yearly qualifier in the higher rankings of the Atlanta Commercial
Board of Realtors in the 1990s and has been recognized twice as a top overall producer. A graduate of
Georgia State University and a frequent guest lecturer at the Robinson School of Business at Georgia State
University as well as industry conferences, James has been quoted in BusinessWeek, National Real Estate
Investor Magazine, Real Estate Forum, Commercial Property News, Georgia Trend, and the Atlanta
Journal-Constitution.
Cameron Kennedy

Cameron Kennedy is a partner at Glenfield Capital. Prior to joining the firm in 2005, Cameron was a
member of Newmark Capital Group’s Atlanta office where he worked with Mr. Cate playing a critical role
managing investment sales assignments valued in excess of $150 million. In addition, Cameron was
essential to the execution of many significant transactions including the disposition of the 247,000 square
foot Class A SpeedFam-IPEC (now Novellus Systems) headquarters located in Chandler, Arizona, the
sale-leaseback of the Trak Communications headquarters located in Tampa, Florida, and the sale-leaseback of
the 206,000 square foot Synertech headquarters located in Harrisburg, Pennsylvania.
Prior to joining Newmark Capital Group, Cameron was a member of the top performing Julien J. Studley,
Inc. investment sales group in Atlanta. Before he began his career in commercial real estate, Mr. Kennedy
acted as a political manager for a variety of causes in Washington, DC.

David A. Caldwell

David Caldwell is a partner at Glenfield Capital and has invested with James Cate since 2002. David has been
active in commercial real estate since 1992 and during the past seven years, he has been involved in the
sale of approximately $500 million of investment properties. For the past four years, David was a director
at Newmark Capital Group where he was responsible for underwriting. He held a similar position at Julien J.
Studley.
David previously served as an assistant portfolio manager for a $500 million offshore investment account
with Lend Lease Real Estate Investments, now Morgan Stanley. He was involved in handling dispositions,
reviewing acquisition opportunities, financing and final underwriting for the account for landmark real
estate across the country. Prior to Lend Lease, David worked for Deloitte & Touche in their real estate
consulting group. His responsibilities included acquisition due diligence, financial modeling and
development consultation.
David is an adjunct professor in the real estate department of Georgia State University and has authored a
number of articles at the request of leading trade publications, including the Urban Land Institute. His
service with non-profit organizations includes the Alumni Advisory Board of the Baylor School in
Chattanooga, The Atlanta Community Food Bank’s Hunger Walk, Resource Service Ministries, and Trinity
Presbyterian Church.
David holds a B.S. from the University of Richmond, an M.B.A. from Auburn University, and a M.S. in Real
Estate from Georgia State University.
Deena K. Snipes

Deena K. Snipes is the asset manager at Glenfield Capital. Prior to joining the firm in 2006, Deena was the executive
director of legal and business affairs at Cypress Communications, a managed telecommunications provider, where she
managed all the legal affairs including the renegotiation of more than 500 real estate agreements saving the company
in excess of $8 million over the term of those agreements. Deena also helped analyze Cypress’ regulatory tax and
surcharge structure including the implementation of more than $1 million in additional annual revenue. In addition,
Deena played an essential role in the execution of many significant transactions including the asset purchase of
five other telecommunications entities and the stock acquisition of Cypress twice in three years.
Previously, Deena was a senior paralegal at Delta Air Lines focusing on Delta’s real estate and facilities, vendor
contracts, aircraft leasing and corporate securities. Deena began her career at Parker, Hudson, Rainer & Dobbs as
a commercial finance paralegal.
Deena holds a bachelor’s degree in business administration from Presbyterian College in Clinton, South Carolina.
