Glenfield Capital Announces Sale of 1441 Main Street to Core Spaces

Glenfield Capital has completed the sale of 1441 Main Street, one of downtown Columbia's premier office towers, to Core Spaces, a Chicago-based real estate developer and operator recognized nationally for its mixed-use and student housing developments.

Located in the heart of downtown Columbia, the 16-story, approximately 265,000-square-foot office tower is among the city's most prominent commercial properties. The transaction also included an ownership interest in the adjacent 2.5-acre surface parking lot, which will serve as a key component of Core Spaces' planned ōLiv Columbia mixed-use development.

Core Spaces intends to continue operating 1441 Main Street as a Class A office building while advancing plans for ōLiv Columbia, a transformative mixed-use project that will introduce new residential, retail, and public amenities along the Main Street corridor.

At the time of sale, 1441 Main Street was approximately 88 percent leased and anchored by a diverse roster of creditworthy tenants, including Wells Fargo, Accenture, IBM, AT&T, U.S. Bank, and the General Services Administration. More than $8 million in capital improvements had been completed at the property over the past decade, enhancing building systems, common areas, and tenant amenities.

The acquisition further reflects the continued momentum of downtown Columbia, where investment in residential, hospitality, retail, and office development continues to reshape the urban core. Core Spaces plans to integrate 1441 Main Street into its broader vision for the block bounded by Main, Assembly, Washington, and Hampton streets.

As part of the transition, Glenfield Capital will remain involved with the property as asset manager on behalf of Core Spaces, while Colliers will continue to provide leasing and property management services.
