Glenfield Capitalizes on Timely Acquisition, Leasing Success
Glenfield Capital has sold its office building located at 4800 North Point Parkway to Alvarez & Marsal. Glenfield Capital with its partner, Trigate Capital, acquired the 75,000 square foot Class A office property in July 2012. The two year hold and sales price achieved exceeded Glenfield’s forecast.
At contract, the property was 64% occupied with Siemens as anchor tenant. In less than a year, the property was leased to 95%. Glenfield’s premise that a combination of improving demand and lack of any development in the market would lead to rental growth occurred even sooner than we had expected.
